We build houses and small commercial work in and around Kingston. Send a full drawing set and you get
one price, one programme with every stage dated, and a report every Friday
that you did not have to ask for. If you change the drawing, you sign a variation before we order anything.
On site now: Beechwood Avenue, Kingston 8. Two-storey block house, 232 m²,
30 week programme signed at contract.
What you get
One price, against drawings
Priced in 10 working days from a full set, and the figure holds for 30 days. Everything excluded is listed on the front page, not buried.
What you get
Eight dated stages
The programme is agreed before we break ground, and each stage has a sign-off and a payment percentage. You can read the current one on this page.
What you get
A report every Friday
Done this week, next week, materials, money, and any time lost to rain. Published here as well as emailed, so you can read last week again.
01 / On site now
Every job we have on site, and exactly where each one has got to.
This is the programme from the contract, not a summary written for a website. Each bar is a stage, the stage
marked on now is where the job has got to this week, and the payments show what has been released and what is
next. If a job is late you will see it here before we tell you in person.
A rate is a starting point, not a quotation: your price comes from your drawings. But you should be able to
work out whether to keep reading, so here is what we charge and what is in it.
Without a structural layout we can give you a range from the rates beside this and nothing firmer. We would
rather say that now than discover it in week six.
Every finished job, with the price we quoted beside the price it cost.
This is the only proof that matters, so it is on the site rather than in a folder. Where the two figures differ,
the reason is a variation you signed, and it says so.
The contract said 23,250,000 and the last invoice said 23,250,000. I had budgeted a cushion and never touched it, which no one who has built in Kingston expects to say.
Andre, Barbican, one-storey house
They found termites in the rafters, stopped, priced the repair, and waited for my signature. Two days lost and no argument about the bill at the end.
Michelle, Manor Park kitchen and roof
I dropped a partition in week eleven and 330,000 came off the price. I did not have to fight for that credit. It arrived on the final account by itself.
Send the drawings. We will price them in 10 working days.
You get a quotation with the fixed sum on the front page, the exclusions listed under it, the eight stages with
their dates, and the payment percentage against each one. If the drawings are not finished, tell us and we will
say what a range looks like instead of pretending.
