3 jobs running, and the programme for each one.

Every contract we sign carries a programme: eight stages, each with a number of weeks and a payment percentage, agreed before anybody breaks ground. These are those programmes, walked forward to today: the bars are the stages, the stage marked on now is where the job has got to this week, and the schedule under each board shows which payments have been released and which one is next.

About this job

A family house on a tight corner plot: two floors, four bedrooms, a poured stair and a carport. The steel came in one order at the start of the job, which is why the price held when the price of steel moved in August. The crane hire is shared with a job two streets over, and that saving is in the price rather than in our pocket.

About this job

A pharmacy going into a shell unit. The landlord allows work from seven to five on weekdays only, so the programme is built on weekday hours and nothing is promised for a Saturday. The shopfront glass is a twelve week lead item and was ordered in week one, before we broke a single wall.

About this job

A house on a slope, which meant a retaining wall to the rear before anything else could start. That wall was priced as its own line and signed before we broke ground.Four weather days went on the roof in June. The programme absorbed them, so the handover date has not moved.

How the programme is written

Why a date on this page can be trusted, and when it moves.

What fixes a date

  • The stage weeks come from the contract, signed by both of us before the first pour.
  • Long-lead items are ordered in week one. Shopfront glass, windows and joinery are the three that sink programmes here.
  • Each stage is signed off by somebody: the engineer, the electrician, or you.
  • The next stage does not start until the one before it is signed, which is why the bars do not overlap.

What moves a date

  • Rain beyond the 5 weather days in the contract. Days are logged as they happen, in the report.
  • A variation you sign, which states on its face how many days it adds.
  • Something hidden that the drawings could not show: termite damage, a slab 40 mm out of level, a water main where the footing goes.
  • An item you chose to supply yourself arriving late. That date is on the programme too.

Nothing else moves a date. Not another client's job, not a truck, not a public holiday: those are our problem and they are already in the weeks you see.

What is in a Friday report

Five things, every week, whether or not the week went well.

  1. Done this week. What was actually completed, not what was worked on.
  2. Next week. What starts, and anything we need from you before Monday.
  3. Materials and lead items. What is on site and what is still on order with a date.
  4. Weather. Hours or days lost, and how many of the 5 weather days are left.
  5. Money. Whether a stage completed, what is invoiced, and any variation waiting for your signature.
