Reading the two columns

Where a final account can honestly differ from a quotation.

You changed the drawing. A bigger tank, porcelain instead of ceramic, one more circuit. Priced, signed, then ordered.
Something was hidden. Termites in a rafter, a slab out of level, a water main under the footing. We stop, price it, and wait for your signature.
You took something out. The figure comes down. That is the same rule running backwards and it is the one most people have never seen a builder apply.
Nothing else. Not the price of cement moving after we signed, not a mistake in our measure, not labour we underestimated. Those are ours.

Dates, not just money

The two that ran late, and what we did about it.

Red Hills lost nine days to October rain against the 5 weather days in the contract, so it handed over two weeks after the programme date. The clients had that in writing in week thirty-one, not on handover day, and the figure did not move.

Norbrook lost a week because imported porcelain sat at the wharf over a long weekend. We now order tile before the roof goes on, which is why that particular week has not been lost since.
