Friday reports

Every report we send a client, published here as well.

The report goes out by email every Friday afternoon on every live job. It is the same five headings each week: what was completed, what starts next week, materials and lead items, time lost to weather, and money. A week where little happened says so.

14 Sep 2026 Jacks Hill one-storey house
Week 24

Jacks Hill, week twenty-four

Done this week. Second coat of paint through the bedrooms, kitchen doors adjusted, the external tap moved to the side the hose actually reaches, and the electrical certificate issued.

Snag list. Nineteen items received Monday. Eleven cleared. The three that need the tiler are booked for Tuesday and the two door frames go back to the joiner on Monday.

Next week. Clear the rest of the list, clean through, and fill the water tank so the pump can be tested under load.

Handover. Still the Friday of week twenty-six, as programmed in January. Retention of five per cent is held for ninety days after that.

14 Sep 2026 Shortwood Road shop fit-out
Week 4

Shortwood Road, week four

Done this week. Partition track set out and checked against the dispensary layout, first side of board up in the two consulting rooms, and the old floor screed broken out where the levels were 40 mm off.

Next week. Second side of board, ceiling grid, and the electrician starts containment above the grid. The landlord has been given the dates for the two evenings we need the water off.

Lead items. Shopfront glass confirmed for week thirteen. Dispensary joinery in production, delivery week fifteen.

Weather. No time lost. This job is inside.

Money. Stage two completes next Friday. The invoice will follow the sign-off, not precede it.

14 Sep 2026 Beechwood Avenue, Kingston 8
Week 11

Beechwood Avenue, week eleven

Done this week. Formwork struck to the first floor slab and the props left in under the long span until Monday. Steel fixed to the upper ring beam and inspected Thursday morning. Blockwork started to the rear bedrooms.

Next week. Pour the upper ring beam Tuesday, weather allowing, then block the front elevation. The window schedule goes to the supplier Monday so the frames are on site for week fifteen.

Materials on site. Steel for the roof, 40 bags of cement, blocks for the rear wall. Nothing outstanding from suppliers.

Weather. Two hours lost Wednesday afternoon. Not a weather day.

Money. Stage three is not complete, so nothing is due this week. The carport light variation is priced at 148,000 and is with you to sign.

Why we publish them

Chasing a builder for news is the second worst part of building.

The worst part is the invoice you did not expect, which is what the fixed price is for. The second worst is ringing on a Wednesday to ask whether the roof went on, and being told that it will go on next week, again.

Writing the report forces us to look at the programme every week, which is the real reason the dates on this site can be trusted. A foreman who has to put in writing that nothing happened tends to make sure something happens.
