The rate covers setting out, footings, floor slab, block walls, ring beam, a poured slab roof, internal and external render, windows and doors from a local supplier, first and second fix plumbing and electrical, ceramic floor tiles to 4,500 per square metre, kitchen and bathroom fittings to the allowance in the specification, and two coats of paint inside and out.
It does not cover the drawings, the building approval fees, the land, site clearing of more than 300 mm of cut, a septic system, a water tank and pump, a retaining wall, solar, air conditioning, burglar bars or the boundary wall. Each of those is priced as its own line so you can see it and leave it out.
